Bodrum Center (merkez)
The historical and administrative heart of the peninsula. A real Turkish city with covered bazaars, municipal buildings, public schools, and hospitals. Apartments here are more affordable than on the coast, but proximity to traffic and crowds should be considered.
Pros: stable year-round demand, full infrastructure, inexpensive apartments. Cons: no private beaches, heavy traffic in summer, average tourist flow for short-term rentals. Property types: predominantly 2–3 bedroom apartments in residential complexes. Price range: €80,000–€250,000.
Gumbet
The most touristic neighborhood, right next to Bodrum center. The famous Beach of Gumbet, hundreds of hotels, bars, and clubs. One of the highest occupancy rates on the peninsula during the season.
Pros: excellent short-term rental yield, proximity to the center, first line properties. Cons: very noisy in July–August, almost empty in winter, low demand for long-term rental. Property types: mid-rise apartment complexes, rarely villas. Price range: €120,000–€350,000.
Bitez
A peaceful family-oriented area 7 km from the center. Famous for its long sandy beach and citrus orchards on the hills. Many Turks from Istanbul and Ankara buy property here for summer.
Pros: balanced between seasonality and life, beautiful beaches, good schools. Cons: not as high tourist interest as Gumbet or Yalikavak. Property types: apartments and detached villas. Price range: apartments €130,000–€300,000, villas from €450,000.
Ortakent / Yahsi
The location is considered one of the best for the golden mean. The beach at Yahsi is regularly voted one of the cleanest on the peninsula. Ortakent itself is a small authentic town with farmers markets and local cafes.
Pros: good infrastructure, proximity to Bodrum (10 km), rental demand both short- and long-term. Cons: limited premium real estate options. Property types: apartments, modern complexes with pools, small villas. Price range: €140,000–€550,000.
Turgutreis
The largest settlement on the western coast of the peninsula, 18 km from Bodrum. A well-established local town with its own municipality, full infrastructure, and the largest ferry terminal with services to Kos and other Greek islands.
Pros: works all year round, many housing options, affordable prices. Cons: slightly less tourist value compared to Yalikavak premium segment. Property types: every option from studios to seafront villas. Price range: €70,000 (studios) to €800,000+ villas.
Yalikavak
The most famous and prestigious district of Bodrum. The signature project — Palmarina with superyachts, boutiques, Michelin-level restaurants. The highest prices for villas on the entire peninsula.
Pros: premium status, maximum liquidity of elite real estate, rich tourist and expat community. Cons: premium prices, summer traffic jams to the center. Property types: predominantly detached villas, often with private beaches and piers. Price range: villas €800,000 to €8,000,000 and above.
Gumusluk
A quiet area in the south-west with the archaeological site of ancient Myndos. A popular location among English-speaking expats and artistic circles. Fish restaurants on the waterfront are a local landmark.
Pros: relaxed atmosphere, authentic life, stable long-term rental demand. Cons: few new developments, more second-hand market. Property types: stone villas, older apartments. Price range: €220,000–€1,200,000.
Torba
A green cove on the east side of the peninsula, about 10 km from Bodrum. Favorite place of the Turkish business elite and Arab investors. Many 5-star hotels and secluded luxury villas.
Pros: nature, privacy, high-end construction. Cons: high entry threshold, limited public transport. Property types: luxury villas and gated communities. Price range: villas from €1,000,000.

Which peninsula locations are restricted for foreign buyers?
According to current Turkish legislation, foreign citizens cannot acquire real estate in military and special security zones. Some first-line parcels near military bases or near the port may be restricted. Also, the total area of plots owned by foreigners in one settlement cannot exceed 10% of the territory.
